- What happens if I decide to sell my Unit?

If you decide to sell, you are free to do so at whatever price you wish, the actual sale is simply a sale / assignment of your lease.

What charges will I have to pay if I stay in my unit?

Owners can stay for up to 42 days in one year without any room charge, above this you will be charged 20% of the prevailing published room rate for each night you stay.
On other services such as food & beverage, spa treatments, transfers and tours owners will receive a discount at the discretion of the management, currently the discount is 20%.

Can I decorate my unit to my own taste?

Regrettably the answer is no. The reason is that we have to present a consistent product to effectively market to travel agents, in addition from an operations standpoint having a standard set up makes housekeeping, maintenance and insurance more efficient and manageable.
An owners locker facility is planned for owners who wish to leave some personal belongings at the resort.

What happens if something breaks down or needs replacing in my unit?

Routine and minor maintenance is covered by the annual maintenance fee paid by owners, in addition 15% of the annual maintenance fee from each owner will be kept in a replacement and reserve account which will be used for programmed upgrades as required.

What about insurance?

The management company will take out an all risks insurance policy in line with normal hotel standards for the whole property.

How will the rental rates compare with other properties in Bali & Lombok?

Incredibly favorably, given the quality, services and location Dharma - Gili will be priced between standard hotel accommodation and high end villa resorts.
Our strategy is to offer a favorable introductory rate in year one to generate awareness and interest and then build on the rate in consecutive years.We encourage owners to compare our projections with internet booking sites and can supply competitive set rate comparisons if requested.
- How do I receive the income from my Unit?
- Owners will receive a monthly income statement and management report, payment of owners income will be paid on a bi – annual basis into an account of your choosing.
- What happens if I want to stay in my unit and it is already booked?
- As long as we have availability, you will be offered another similar unit, this will be treated the same as if you were staying in your own unit.
- What if I have friends who want to stay at Dharma - Gili?

Each owner is required to supply a members list to the management company. The members list sets out members of the owners immediate family or partners who shall be considered as members of the owners group and enjoy the benefits of ownership.
All other friends or associates will be treated as normal paying guests, however if an owner makes a booking on behalf of friends they may be entitled to receive a special discounted rate at the discretion of the management and subject to availability. Initially the discount shall be 25% off of prevailing published rates. This discount shall also apply if owners wish to book additional villas for themselves or friends traveling in their group.
- How long will construction take?

The construction of Dharma – Gili is incredibly efficient and each unit can be finished in only five months from commencement once the site infrastructure has been completed.
We will start construction on the island on securing 15 pre sales which we aim to be by end May 2009 and to be ready for soft opening first quarter 2010
Owners will receive regular construction updates.
- How Do You Get To The Island ?

One of the biggest bonuses of Dharma – Gili is it’s relative accessability, currently the island can be reached in the following ways;
- Commercial Flights To Lombok ( ex Singapore, Kuala Lumpur, Bali, Jakarta ) then car and boat trip ( 35 minutes )
- Fast Boat from Bali ( 2 hours )
- Slow Cruise from Bali ( 6 hours leave at sunset , 1 night on boat )
- Sea Plane – Bali to Dharma – Gili 25 minutes
A new international airport is being developed in South Lombok which will increase accessibility and increase tourist arrivals to Lombok.
