Ownership Structure

All beach shacks are offered on a 45 year lease in line with the islands master lease which has been granted directly by the regional government of West Nusa Tenggara Province specifically for the purpose of developing a villa style resort.
The lease title is very straightforward and allows individual shack owners to use, enjoy and profit from their investment.

Legalities

The legal structure for ownership of will be governed by the following agreements which can be provided upon request.

  1. Lease Agreement – a notarised, registered lease for your land plot
  2. Development Agreement – for the construction of your beach shack
  3. Management Agreement - between individual owners and ALFA Resorts & Management for the management marketing and maintenance of individual beach shacks

The Dharma – Gili beach shacks are priced from only US$200,000 fully furnished including the initial 45 year lease term and because of the construction system can be constructed and generating returns in an average of only six months.

Management

ALFA Resorts & Management will operate the resort overseeing the management, marketing and maintenance of Dharma - Gili and will maintain an active involvement in the project through it's shareholding in the resort.

Owners will enter into a management agreement as a condition of purchase which will govern the responsibilities of both ALFA Resorts & Management and individual owners.

The Management company shall be responsible for the following services.

  • Financial Control and preparation of monthly owners’ income statements.
  • Marketing including room rate setting, negotiation and approval of contract room rates, travel agent and other commissions, direct marketing, promotional and discount rates and policies.
  • Recruitment, training, and governance of staff.
  • Operation and maintenance of common area facilities.
  • Insurance policies for villas and common area facilities
  • Negotiation and approval of contracts with third party service providers including, satellite television, broad band internet, telephone, security, safety equipment, waste & pest control, laundry, pool cleaning, air-conditioning and pool servicing among others.
  • Routine and minor maintenance of villas and common areas.
  • Payment of applicable local taxes, license fees, and local community contributions.

As the management companies income is directly linked to the occupancy and rental rates of the shacks owners can be assured of total commitment to maximizing returns.
